Baseline Report

- Baseline and Sustainability Appraisal Scoping Report

This report represents the Scoping Report stage of the Sustainability Appraisal (SA) for the masterplan and includes the findings from the baseline evidence gathering phase of the project.

As well as acting as the SA scoping document, this report also details the existing context and baseline position for Dunstable town centre, along with the emerging opportunities identified so far. The next stage of work will culminate in the Issues and Options Report (Stage B), which will present a series of masterplan options, alongside stakeholder input to influence their refinement. A draft Masterplan Report will then document the Preferred Option and proposed masterplan alongside the Sustainability Appraisal Report.

A robust baseline assessment of the existing context and a Sustainability Appraisal (SA) is important to ensure that proposals are not only ambitious, but also appropriate and deliverable.;
